San José del Cabo is Baja’s surf-town antidote to resort overload. The newest reason to stay awhile is LAIVA San José, a boutique hotel that landed in late 2025 like a bright magenta daydream in the historic district. During my stay, the hotel proved to be far more than eye candy. Stepping into the central plaza, I watched afternoon sunbeams scatter off an overhead disco ball onto sculpted blush concrete. Upstairs, a panoramic rooftop pool overlooks the city, but the real magic unfolds outside the front door. Located seconds from the Art District, the hotel turns Thursday night’s Art Walk (a vibrant evening of street-side painters, acoustic music, and open gallery doors) into a front-porch-like extension of the hotel.
Design & Character
Designed by Mexico City studio RA!, the property pairs striking geometric lines within a monochromatic pink envelope. Inspired by the mineral tones of Baja’s desert rose, the pigmented concrete morphs throughout the day, blushing soft pink at breakfast and deepening into a moody terracotta by cocktail hour. Designed to blur the line between hotel and neighborhood, the building draws guests into a central open-air atrium. Here, shadow play, warm wood screen doors, and native plantings framing a giant hanging disco ball transform a raw architectural space into a whimsical, sun-drenched sanctuary.
The Rooms
The 23 accommodations offer a quiet retreat from the vibrant public spaces. Each room is named after a native Baja plant, such as Pitahaya, Biznaga, and Agave. Suites like the Olivo cater to groups of four with extra elbow room. Inside, the decor leans towards tactile materials, warm clay tones, and unrefined wood to create a calming aesthetic. Soft linens, minimalist furniture, and large windows balance the bold architecture outside.
The Food & Drink
You won't need to wander far to eat well here. Ease into the morning at Laiva Café over a dirty matcha spiked with local cacao. When night falls, pull up a chair at Mestizal, where celebrated chef Edgar Román (a Vatel Club México "Chef of the Year" recipient) brings over two decades of Baja culinary authority to the table. Expect a true celebration of the Baja region, where seasonal ingredients take center stage in everything from zingy fish crudo to smoky burritos and rich adobada tacos, with every dish available as a full plate or a bite-sized portion so you can sample across the menu. Afterward, slip into Ceniza for inventive mixology, or head up to the rooftop to sip a Carajillo (a sweet Mexican espresso-and-Licor 43 cocktail) as the sunset casts a golden glow over the city skyline below.
The Amenities
LAIVA’s rooftop pool acts as its undisputed crown jewel, surrounded by cacti and panoramic skyline views. Guests can join morning Pilates in the courtyard right under the disco ball or splash into rooftop aqua-Zumba. The front desk arranges off-site adventures like surfing, scuba diving, and mountain biking. The property also features an on-site design boutique and partners with a neighboring sanctuary to offer guests in-room wellness treatments.

Experimental Roma occupies a former bank on Via Ludovisi, just off the Fellini-famous Via Veneto. Interior designer Rodolphe Parente handled the reimagining, adding Italian marble, terrazzo, chrome, and a healthy amount of 1970s Italian design DNA. There are 82 rooms and suites, a rooftop with a suspended pool, and a restaurant, Ludovisi e Cadore, from chef Giovanni Passerini reworking Roman classics like the quinto quarto. It's the group's first foray into Rome after building out Paris, London, Ibiza, and Verbier.
