There is a distinct, unmistakable difference that is a family-owned hotel. In an era of copy-and-paste and individuality becoming more difficult to achieve, luxury is increasingly defined by personality and passion, qualities that family-owned boutique stays embody better than anyone else. Much like the call to 'shop local,' choosing a family-owned hotel is investing in human connection. And as an additional perk, the service surpasses that of mega resorts to where you feel like you’re part of the family, not just a guest passing through.

Whether over 100 rooms or just 13 private residences, the following 12 properties radiate with soul and an obsessive attention to detail that has been passed down through generations.

Tenuta di Murlo (Umbria, Italy)

Set on an 18,000-acre private estate in the heart of Umbria, it doesn’t get more secluded than Tenuta di Murlo. The 11th-century stone farmhouses, villas and the crown jewel hilltop castle have been stewarded across generations by the Carabba Tettamanti Radziwill family. From glassy pools overlooking the Umbrian hills to estate truffle foraging and dinners at Il Caldaro, everything here is personal.

Sterrekopje Farm embodies the word impressive. Set at the foot of South Africa’s Franschhoek mountains and founded by husband-and-wife team Fleur Huijskens and Nicole Boekhoorn in 2022, it operates as a regenerative farm sanctuary first and a hotel second. With only 11 custom designed residences, a stay here is inherently intimate, prioritizing wellness rituals and slowing down—a balance many hotels strive for, but few masters like Sterrekopje.

KABN (Loch Fyne, Scotland)

KABN is for the off-grid enthusiasts. Founded and built by local Scottish couple Amber Teale and Charlie Teale in 2022, the two have revamped camping stays for good. The timber cabins are just under 300 square feet with floor-to-ceiling glass, private hot tubs, and king beds that rewrite the rules of a nature escape. The woods are KABN’s central amenity, and you are entirely immersed in it.

Acro Suites (Crete, Greece)

Owned, developed, and run by the local Orfanakis family, the cliffside suites at Acro Suites challenged standard hotel architecture and built directly into the rock face of Mononaftis Bay. Almost every suite is adorned with a private infinity plunge pool, and the views of the Aegean Sea command your full attention. Outside of your rooms (though you won’t need to leave) the local Cretan gastronomy is reason enough to plan a visit to Crete.

Hotel Lillien (Tannersvile, New York)

What once was an 1890s Victorian estate now serves as an 18-room mountain lodge. Hotel Lillien, now run by brothers David and Jason Boles, has been brought up to modern standards without stripping the historic landmark of its charm. The stunning wood interiors are speckled with history, while thoughtfully designed spaces bring new life to the relic. Cozy rooms and a curated cocktail bar invite you for a nightcap by the fireplace, all just steps from Hunter Mountain's hiking trails and ski slopes.

Though high-altitude mountain retreats are becoming popular, MIRAMONTI Boutique Hotel continues to stand tall in a saturated market. Owned and personally managed by South Tyrolean natives Klaus and Carmen Alber, Italian hospitality radiates through every corner of the property that sits 4,035 feet above Merano. Famous for its sky pool, saunas, and Nordic design sensibility, this family-owned spot has earned every bit of its acclaim.

Palazzo Avino is another pick for the high-altitude curious individuals. The 12th-century pink palace is suspended 1,000 feet above the Tyrrhenian Sea. Led by sisters Mariella and Attilia of the Avino family, the hotel is magnificent, featuring an onsite Michelin-starred restaurant, Rossellinis, custom Italian silk furnishings, and a private beach club down on the coast.

In the Grossarl valley, Tina and Hermann Neudegger’s Hotel Nesslerhof feels simultaneously expansive and personal. It’s a ski-in/ski-out alpine resort that sidesteps chalet clichés, and focuses on private pool suites and an outdoor natural swimming pond. Home to a grandiose wellness spa and direct mountain access, the hotel functions on the luxury level, but with the warmth of a family home.

Finn Lough, Northern Ireland (County Fermanagh, Northern Ireland)

Finn Lough was founded by siblings Michael and Gillian Beare with one clear mission: disconnect from everything. Its signature draw is a collection of fully transparent Forest Bubble Domes that let guests stargaze to their heart's content. While the experience centers entirely on the surrounding wilderness, a multi-stage spa trail is right at your fingertips.

Bolt Farm Treehouse (Whitwell, Tennessee)

High above the Sequatchie Valley, is Bolt Farm Treehouse—the result of a passion project started by husband and wife Seth and Tori Bolt. Beginning as a hand-built getaway, this hotel has blossomed into a canopy of architecturally striking treehouses, mirror cabins, and domes. Ideal for anyone tired of conventional hotels and far more interested in waking up inside the clouds (literally).
